His posts are entertaining. Its good to know that all the fundamentals are out the window. 5 times income...10 times....triple the property taxes....double the insurance....housing up 100% in the same time frame wages are up 15%.....nooooo problem at all!!

For someone with 3.100 plus posts to my 260 plus posts I think you may want to take a look in the mirror.

I guess the fact that I am successful enough to be able to take the majority of the summer off since my children are out of school is too much for you to comprehend.

Even though you seem to think you are right you are once again wrong.

The only time I ever deal direct with an appraiser is if we are getting an appraisal before listing a house or property.

If the appraisal is for a lender, the lender will use their appraisers.

The realtor will not recommend appraisers in my market because each lender will only use those appraisers approved by their underwriters.

You can keep posting your conspiracy theories but it does not make them true.

The state inundated with hurricanes? That is such an over hyped media story generator. It was one really bad year and another unlucky year. Before that I barely remember storm shutters being put up in 13 years. Last year was really busy /sarcasm. I love how all these experts predict try to predict the hurricane season months in advance when they can even tell what a storm is going to do in a few days.

I don't know, he averages less then 1 post a day. Where as you average over 10. 10 times as many as he does.

remember after katrina and the global warmists said the next year we were going to have a record number of bad hurricanes, they got people panciking about global warming , florida was going to be underwater, well we never had any bad ones since

They can't even get tomorrow right so God knows how they expect to get the next 20 years right.

If I hear one more time about 50% chance of rain. aarrgghhh

well that's not to helpful is it, is it going to rain or not

Usually if they say it's not gonna rain we expect rain! =)

Kinda like the hurricane thing ....if they warn about a storm ...ewh, odds are it won't be big ....if they say "a little rain here and there" ...batton down the hatches it's gonna be a doozy!

I have to agree on this one I am a loan officer and we use our own appraisers and yes they need to know how much you are looking for in value but if that house is way out of wack they will not make it work they cant it still has to go to underwriting, and they can get in trouble if they do this. They go by comps in the area if houses of similar size go for 300,000. they cant make this one 400. it just will not go they could get 320 or so by saying new kitchen and bathrooms pool fireplaces and stuff but that is pushing it. Now that is not to say there was not some crooked appraisers tied into the same type of mortgage companies because there definatly were and they were with some realestate people as well but that was not the majority. All that being said though houses are not selling really everyone in the industry is suffering so the few that mite be selling should not be trying to put up a smoke screen of success, They are all trying to say the market is not that bad but we all no differently,hey they are trying to jumpstart it and make a living we would do the same thing to pay are bills and feed the family.
