Summercreek is 33569 and Cypress Creek is 33573. They are both in Hillsborough County. Can anyone give me any idea on what to offer for these areas on new construction? Thank you!

new construction is typically difficult to negotiate price since the builder wants to maintain standard pricing for all customers. you're better option is to ask for free upgrades (appliances, fence, whatever), negotiate hard!

dont go for pre construction, u will end up paying more that way, the longer you wait the better deal you will most likely be able to get, the market is going down so time is your friend

The New Home Sales Consultant told me the price had room for negotiation upfront. Lennar Homes do not have upgrades avialable--you take them as they are. I want to put in wood floors and they do not offer that so I will be tearing out all the new carpet!

What area are you referring to? My friend used to work for Lennar and they used to build upscale homes with the works! Houses 10 years ago going for 400K in Martin County...The builder must be getting desparate when the are willing to negotiate PRICE!

I have never come across that and I have experience with plenty of builders....seems strange to me. No upgrades, never heard of that...some builders won't allow you to move walls or change the plans, but almost all of them are up for making extra money with stuff like appliances, granite, laminate and tile flooring....want to help you but I would be careful. Lennar used to be a very reputable builder years back, they still may be, but have you made them your final choice?

Lennar is struggling BIG time; they need sales.

I sure as heck would not buy pre-construction with Lennar due to their extensive inventory in FL & a lot of empty lots.

Lennars stock holders are not happy & they are starting to offer everything. I think that is also a slogan that they are using "Everything is included".

Lennar has been using the "Everything's Included" for several years now, even during the boom. However, like all builders, they are suffering to make their numbers and they would at least be willing to listen to a lower priced offer.

I would research Lennar before buying. I recently did work in one of their homes in Sarasota county and was less than impressed. Three month old home, owners had just moved in and the AC didn't work. We didn't install the air but were called because the owner could not get Lennar to have the sub come fix it right away. Brand new house and the AC system had leaked all the 410A out. Who knows how long it ran with no refrigerant in it. Also while I was there the pool sub showed up to repair the pool, it was only half full with water. That's a sizable leak in a pool. Just be careful and research. I don't think the subs they use are worth a crap.
