I could see how the hurricanes can put a downer on living in the area. Especially since all you have is US 1 to drive out of there. Like I said earlier, were from the north and would use it as a escape for the winter and spring months. We'll be down there again soon to check out a few more areas. Maybe we'll even drive out to Big Pine Key and do some looking out there. Thank you for your help, I appreciate it!

If you're only looking to buy somewhere to stay for winter and spring, you won't have to deal with evacuating, as hurricane season ends in November. Let me know if you would like any recommendations on where to stay or eat when you're down there, and be sure to have a good time!

houses in the keys are the lowest they been in years I bought a 2bd 1 bath 860 sq ft shack needing some fix up for 190k but its on a canal with 60 ft of concrete seawall my neighbor adjacent to me just bought his house last October its was built 1997 and is over 2000sq ft he paid 295k with 160ft (corner lot) of concrete seawall that same house sold for 699k in 2005 and can be verified by tax records. the houses directly across the canal sold for 257k and 238k. the house two doors down is currently for sale for 300k. Monroe county has great tax records and recent sales by island/town to give you an idea of prices houses are selling for in the keys. But keep in mind insurance is really high and taxes will be a little higher than 1% of the sale price ie: my home price 190k my yearly local/county taxes are $2136 per year and that includes trash pickup.
