Given that this price bubble is the greatest ever for Jax area real estate, the bust will be the deepest and longest ever.
Even a 3 percent appreciation over the next 10 years is very optimistic.
We'll have to see . And let's not forget we still have to consider the Per Capita Income Growth and Consumer Price Index. These are probably less of a concern, but will also be part of the calculation so any dramatic rises in either of these can also raise the taxable amount considerably since there will be no cap. So many unknowns.......
.

And then there is that little one liner saying.... that city/county govt's can override that ( Per Capita Income Growth and Consumer Price Index) if needed. No community vote, just we need the $$ lets increase it. This amendment is just to full of holes for the pols to raise values and taxes to suit their budgets. We currently have an amendment to the constitution that they cannot at every whim just override the voters. I don't trust any pol to "fix it" later. Just give the people a real bill that protects all landowners and business and caps govt spending, do it right and we will vote on it.

Even politicians don't like the high taxes due to fake property apperciation.

Default Vote No!

I went to the local feed store to get some Advantage for my dogs and Lo & Behold: A woman, whose first language wasn't English, was going on about this issue. If she can afford to spend half a million dollars for a house, she can afford to bite the tax bullet.

This is one more incentive for developers. It's a placebo for the masses who will probably vote yes

I don't know whether I should vote no because this is a joke, or vote yes so portability can be challenged in court. Maybe I will vote yes and be the first one to challenge portability and get the whole mess thrown out. We need to abolish property taxes on homestead properties, or make the homestead exemption equal to median home value. The 3% cap is unconstitutional and needs to go.

Its amazing how our taxes can go up seemingly overnight, yet it takes forever for the people who pay those taxes to make it go down. Wish my pay was the same way.

i voted yes because i don't like things the way they are. florida is a beautiful state and it just should not be so hard to live here. i do agree with you about voting for county officials who can manage a budget, but that is not one of the choices on this ballot.

Remember that you are only voting on a portion of the property taxes you pay or about 60% of the total tax bill. We have no clue what will happen in most communities with the other 40% of the tax bill. Cutting services, billing for services once free (such as fire and police calls) will happen.

In our community, we will be billed for having the police respond to an accident from $400-$4000. Your insurance may or may not pay the fee, depending on when you got your policy. Newer policies are excluding this payment making you responsibile. Now, I live in an area where City, County and State Police patron on the main road. If I call 911 due to an accident, I'm not sure who will respond or what the costs will be. This is a huge burden on individuals and will keep people from calling for help, in my opinion. Who knows what this will do to our school taxes in my County?

It will take years to get through the Court battles if the bill passes.

As a Realtor, they tell me to vote for this bill but as a normal citizen, I'm not convinced this is the right change. I do agree change is needed but is change just for the sake of change the best thing for Florida even if it's not the best thing for us? There are just too many loopholes in this bill.

Fiscal constraint might be a better option as FloridaSandy says.

I think there is much merit to the idea of no property taxes but a higher sales tax that everyone pays. This way you control your taxes by what you spend. If you spend more, you pay more!

What about not expecting too much from the Government in the first place? Or fiscal responsibility?

This bill has too many unknowns for my liking since it excludes the local portion of property taxes completely. So while 60% of the tax bill may save a few hundred dollars for some, the local portion could easily eat that savings up!

In my case, the "savings" will be an increase of about $220 for us without the local portion of the tax bill known.

I don't understand why we even care about the Superexemption. Both SOH and the Superexemption are patent frauds. Why? Because they only affect/cap assessed values. Remember, property taxes are Rate * Value. Any tax system that caps only Value, as Florida's does, has no cap at all on total taxes. That's because counties can always vote to change the Rate (millage) to anything they want. Assessed value capped at 3% under SOH? Up the millage and your taxes will increase much faster than 3%. Think they won't do that? With the huge runup in values the last 10 years the counties didn't have to, they were awash in money while lying to us that they weren't increasing taxes (kept the millage the same). I guarantee counties will start looking at millage increases in order to keep spending increases at the far-higher-than-inflation 8%+ they have enjoyed over the last decade. The other fraud is keeping the school budgets exempt from fiscal discipline by not capping school taxes. So long as this is so, and the upcoming referendum will not change that, school budgets will continue to spiral out of control while we get little in the way of actual education. Counties will have a big incentive to shift general fund spending into the school budget because school taxes can rise without limit under these tax proposals.
