What is wrong with Deltona that very nice homes sell cheap?

I don't think there anything wrong with Deltona it's just historically been a cheaper area of Central Florida for as long as I can remember. It used to be considered the edge of metro Orlando but that's really not the case anymore. Either way that contributed to the cheaper prices. Also, many homes in Deltona did not have all the amenities until recently I think. I had friends who lived in Deltona with homes that still had well water and septic tanks, I think most have city water and sewer now. All these things combined with the fact that Deltona is surrounded by more affluent communities have always made homes there more affordable relatively speaking to most of Central Florida.

Deltona's crime rate is quite high (apparently a lot of gang activity), the schools are on the poor-to-average side and there has been considerable "white flight" from the area as there has been a very significant influx of Puerto Rican immigrants to the area. All of those components along with the housing crash have contributed to real estate devaluation. Because of the reasons mentioned, I wouldn't look for much in the way of appreciation of home values going forward.

I've never been to Deltona,but essentially it sounds like Poinciana,the only difference is one is NE of the city and one SW.I went to check out the houses in Poinciana after the housing market crashed and sure some of the houses were pretty nice but overall the place had way too many negatives,the main ones were that it's too far away from everything,it's like one road in one road out and it took close to 40 minutes just to get to Kissimmee.The areas that were closest and most built up around the Publix just looked run down,tons of empty houses and shady looking characters running around.We saw one house in the furthest south village that was pretty good for the price,the area didn't look as bad but that was because the area wasn't completed with tons of empty lots,also as I mentioned previously it was way down south,a neighbor that we talked to said his wife worked in Maitland and it was like a 4-6 hour round trip every day depending on traffic.Also all the mentions of high crime didn't help.Is Deltona similar to this or a bit better,I've heard that Poinciana has improved a bit in the last couple of years,but I think it needs to improve way much more than a bit.

Default Investment property in Deltona

Hello. I'm looking into buying an investment property in Deltona. I live in California, but there's no way I can afford something here. I'd like to buy a home under $100,000 and have it managed by a local company. Right now I have about 40,000 in the bank, making very little interest. I'd appreciate any advice you could give me. Thanks in advance.
