Those communities with no human guards are a stupid idea. You need a human controlling the entrance otherwise it's just an inconvenience.

The things is if you can afford to live in a nice neighborhood, chances are you won't have undesirable neighbors but if you can't afford it, moving to a gated community is not gonna solve the problem because the trash will be inside. They will find ways to annoy you. The HOA can only do so much to control these people.

Unfortunately the only way to avoid it is to pay more for your home in a nicer area but the average American can't afford those homes. Cheap homes always attract that segment of the population who don't make the best neighbors.

It's always been that way. It's just that it has been extended to the middle class who want to live like the wealthy. The wealthy has always lived in their own world.

Not that there is anything wrong with private school though. I do expect people to pay for their kids education if they are not poor. Public education is welfare.

Public education is welfare. So are public libraries then. Public parks. Our public roads. It's all welfare. Oh dear.

Mainlands Tamarac, for example, were cottage getaways for people in the time period the OP is referencing. 15 small subdivisions outside of Ft Lauderdale.

Then Florida started MEDDLING with the PRIVATE property ownership system with growth restrictions and "planning" therein spiking the cost of private property ownership.

Aside from age restricted community demands, that creates UNAFFORDABLE PROPERTY OWNERSHIP, for BUILDERS, entry level buyers and step up home owners.

It boggles the mind that people fail to understand the more demands put on building, and higher costs, the more "hoas" or "developments" you're going to get for the economies of scale and the NEGOTIATIONS REQUIRED with the political BUREAUCRATS. Does anyone bashing builders have a CLUE how much each step of permitting costs?

For example, the bureaucrat SCAM of claiming some stupid strip of wild grass is going to be an "estuary" in the HOA....when it's just a stupid strip of wild grass. Just like the "LAKES" are just water retention basins. But they can claim they were "conserving". What a crock.

Keep voting your power away to big government and letting them control the MOST IMPORTANT ASPECT of your life. FREEDOM, and the LIBERTY to build a damn house where you find an acre for sale.

Not to forget the HOMESTEADING of the mid 1800s where the government GAVE property to people on a promise. And NOW, we fools are VOTING to give it BACK and PAY FOR giving it back! For bureaucrats to MISMANAGE. AND further spike the cost of housing. Amendment 1.

The COST Of private property and home ownership needs to come DOWN by getting the bureaucracies AND CRONYISM OUT because home ownership and private property ownership is what creates STABLE RESPONSIBLE societies. NOT vast urban centers of renters. NOT forced housing for "fairness". NOT pushing and making MORTGAGE MONEY "available" that people can not and will NEVER be able to afford, especially with stagnant job growth. Novel concept. AFFORDABLE HOUSING FOR EVERYONE WHO IS WILLING TO RESPONSIBLY OWN IT.
