Just returned from a week driving through the area, including the keys. Am I wrong? Seems like the area is absolutely booming.

It's insane.. been going on for years and getting worse and worse.. unless you like over crowded...then it's a good thing?

The more booming, the more cool stuff we end up with, also. Metropica in Sunrise, Margaritaville, iPic theaters, and the list goes on, endlessly.

Miami is becoming a global city not just some retirement village. For me that's a good thing, for retirees that's possible a bad thing, especially if they ran away from the city for some peace and quiet.

Well, two things:
I am really thinking of the entire southeast Florida area.
The latest figures are that the Miami area has housing that is overvalued by 20%. If that continues there will be another bubble popping eventually; but maybe southeast Florida didn't suffer as much as the rest of the state from 2008 to 2014?? With the big meltdown?? It couldn't have, unless this is currently the fastest, most booming boom that has ever happened in history.


Very, very little peace and quiet in southeast Florida to be found. Just tiny pockets. Am I right about that??

I'm not sure if this is sarcasm? Sorry. There are some neat things in southeast Florida, to be sure.

I don't really like overcrowding.
What amazed me is the sprawl, topping even other areas I have recently been to (like Phoenix, Toronto and Boston).


What is sustaining all of this? Is the core of it still drug money?

Not sarcasm. I love it here, big time. And it seems every year we get a cool new project and destination.

What is driving all this? The weather and it's a cool place to live. People like the beaches, tropics, sunshine, and endless things to do here. Nothing else like it anywhere in the world.

They're coming here from the NE in droves as well as South America.

However, it's still extremely transient and studies show that people who move here, on average, last 4 years.
