Florida is a new world to me since I left after a short stay in Tampa in 2006. Everything in the sun changed after 2008 but I can clearly see that Florida recovered quickly because since I last lived there in 2000, taxes have shot sky high, especially in the area of the Pinellas Beaches, where I used to live. Home prices did a major jump in the Tampa Bay area. Now it seems most people are willing to live in the hinterlands they call "Tampa" where all the wall to wall subdivisions are at an hour-fifteen drive to the anything.

I don't think I can afford Tampa anymore but I am partial to the gulf coast so I am looking at one of the smaller towns that is still reasonable on property taxes, closer to the water, and where you can still buy a good size home (for me that is about 2500 sq feet 4/2/2) for 250 and under.

I know that the impact fees are killers so I am looking as low in the 2s as I can. Also wonder about those cost of windstorm insurance now.

I have done a little research about Palm Coast and hear very good things. That would likely be my east coast alternative. Any feedback? and anybody familiar with Florida Green builders?
