Hi, I plan on moving to Gainesville in June and need help with the local housing market. I would love to buy but i am very cautious. I will only be living in Florida for 3 years.
So...Have the housing prices dropped in comparison to the recent "housing collapse"? Would you suggest buying or renting in Gainesville?

If you are going to be financing I would say that with the length of time you plan to stay it would probably not be a good idea to buy. The closing costs on a loan and then your cost to resell would make it hard to recoup your investment.

If you are paying cash you may be able to find something that is at bottom of the barrel pricing then it may make sense.

Prices are down so if it was long term I would say it could be a good time to buy but short term you will probably not see prices shooting up any time soon.

If a family is not part of the equation, I would rent.

The prices in Haile seem to be holding there own. Not flying of the market but the price drop has not been huge.

Prices in Haile have been dropping. There are houses for sale in there that have dropped 20/30k from the listing price since the start of year.

Of course they are dropping. There are some good deals out there if ya look/.

I am talking compared to the rest of Florida.

20-30K off a 500K home is not horrible.

Haile is almost built out so it gets little competition from new construction in Haile.

The house across form mine sold last week. It was listed for about a month.

I'm only looking in the 300's and low 400's and have seen 20k on a handful. I'm sure that is better than most of FL though.

Default Insurance Market

What is happening with Homeowner's Insurance in GVN? Is there any private coverage available or is it all Citizens? How high is Windstorm and Flood coverage?

I left Lauderdale 3 yrs ago when my aggregate premiums reached $20K. I'm thinking of returning to GVN. Any insights appreciated.
