Does anyone on here live or are planning to live in Latitude Margaritaville in Daytona Beach? If so, how do you like it and could you tell me more about how much the HOA fees,Insurance & taxes are? Thanks!

No, I would not consider moving there. Folks in Ormond Beach and Daytona Beach are pretty pissed off that they are letting a huge development be built and not collecting enough in impact fees to make the bridge wider. The general attitude is Ok they can live with the unwiddened roads since the developer won't pay sufficient impact fees. Even if the city puts road improvements in the area on their agenda, folks will vote the folks for it out of office or make it go to a voter referendum which will be easily defeated. Read the local paper and look at what candidates are saying about the November election. I believe there is a "slate" of smart growth candidates and the slate has a candidate for pretty much every position. If those motivated folks get elected, getting your infrastructure improved on the city or counties dollar will not happen.

I live a few miles where the so called beach club will theoretically be located. As far as I can tell their plans for the beach club consist of an orange snow fence with signs. I have not heard about them getting any plans approved nor have I heard about it being approved for sewer hookup. The other thing you need to realize about building on the beach is they cannot impact the beach during turtle nesting season which runs from May 1 to Oct 31.

Read the local news and don't listen to slick developers about plans. If it doesn't exist today it is unlikely it will ever exist.

We closed on our home in LM a month ago. Minto is an excellent builder and this is our second home by them. They have sold 450 homes in LM since November so there is an obvious interest in this community regardless of how some "locals" feel. In fact, many of the local businesses and restaurants are extending special offers and discounts for residents of LM to welcome us into the area.

Although our amenities are not complete (the pool, restaurant and fitness center will be done by 3/2019), we have plenty of activities planned. There are many opportunities to meet and get to know your neighbors before buying and or moving in. Once the 500th home is complete, the beach club will be built. If sales continue as they have been, that should start late next year.

We all keep in communication via social media regarding many things including designer choices, building concerns, selling and packing to move here or social functions. Many of us feel as though we have known each other for longer than we have because we attend functions regularly, including residents that will not be moving in for several months.

The HOA fees vary on whether you have a villa or single family home, and the size of the home. They range from $194 - $224 a month. Our Homeowners insurance was less than in Port St Lucie. We do not have any numbers for our property taxes yet since all the homes are just being built but expect them to be high. The tax rate for Daytona is to me surprisingly high considering all the businesses in the area. We will find out next September.

One of the reasons the taxes seem high is as a new owner you are subsidizing homesteading of others. If you buy and meet the qualifiications, you should homestead your home. Homesteading limits any increases on the assessed value (for taxes) on your home - which limits the increases on your home's property tax. The idea behind homesteading is Florida does not want to force seniors out of their house due to property tax increases. Which means two identical houses on the same street can pay significantly different property tax if one was a recent purchase and the other has been homesteaded for a long time and both houses appreciated in value.

Florida has complecated property taxes. I believe there are 7 caterories which are used in calcuating my proptery tax. Homesteading reduces the assesssed value by $50k in some categories, $25k in the school category and some categories are fixed fee and it has no effect on. With new construction you may have a special water district or a special assessment district designed by the builder to shift infrastructure costs to the properties in the district and the district may continue to tax and do whatever with funds long after the original purpose has been paid for. I am in Ormond-by-the-sea an unincorporated area of the county. If your property is in a city you will see extra costs. Cities usually provide water, sewer, police, fire and other services which you will pay for.

Actually their plans for the beach include bathrooms and beach umbrellas and chairs, a pool, and food/beverages. The site is between two buildings and probably won't have any parking as they intend to have a bus that continuously goes back and forth. https://www.volusiaretirement.com/la...nt-near-beach/ I shouldn't think they would have any issues building on that lot. Whether they get to restrict the access to the beach is another story and I bet they'll allow sales of food/beverages to the general public (hey make money where you can). They just started building this year so saying that if it doesn't exist today it won't every exist in the future is pretty silly IMO. They bought that piece of land at the beach so there is no way they would just put orange snow fences around it forever. The fences are probably there for a reason at the moment.

Hoping to hear from anyone who has moved into Lattitude Margaritaville. Are you happy there? How is the quality of workmanship? Anything you can say about the lifestyle? Location? Daytona Beach itself? What is the average age of those moving in? Thanks.
