If you want more to do look at Port Orange or Melbourne. If you like more laid back and less crowded look at New Smyrna Beach. In Volusia County, so parking right on the beach in many areas, but separated from Daytona so the issues there have minimal impact and an easy drive to Orlando if there is something you want to visit.


My wife and I spent almost 2 years looking all over FL and choose NSB as it fit what we wanted, minimal Snow Birds, not crowded, lots of big and little restaurants and cafes, theater groups and more and still an easy drive to Port Orange or even Daytona (20 minutes for us) if we want more restaurants, etc. Other than at rush hour, a drive to Orlando is no big deal either. New housing developments with no CDD's and minimal HOA's, rural areas and semi rural even right in town. Nice mixture. OH, and good housing prices compared to other areas.

There's a 55+ community called Southshore Falls (built by Del Webb) in Apollo Beach that has everything you mention in #5. Plus it is gated.

On the Central West Coast look at cities like Englewood, Rotonda West, Punta Gorda, Port Charlotte and North Port which is a beautiful area about 45 minutes south of Sarasota. You won't have the traffic and congestion largely seen on the east coast along the !-95 corridor and in general it's more laidback/quiet with warmer winters as well.

Beautiful community. Del Webb does it right. Just visited their community in Bluffton SC. Can you give me an idea of what ins cost are? Sinkhole issues? Anyone there have sinkhole ins?
