We made an offer on a condo, with a 24 hour expiration time. The Seller's realtor had our offer from about 3 PM of the same day. It was a full price offer. The next morning we were told by our realtor that he was going to present ours and another offer received, together that day. We later were told the other offer - over asking price - was chosen. We were given the chance to make a final and best offer, but declined. This is in an area where to our realtor's memory there has never been an offer over asking price.

I realize that we may not know ALL the details behind the scenes, but I smell a rat. Is there one of these operatives that should have done something differently? Or could we have done something differently?

Go buy a different condo. What exactly are you hoping to accomplish here? Would you like Bob Mueller to investigate?

You cant control what the other agent does. He did what was best for his client not you. He must have known another offer was coming in and waited for it to present both. Is it ethical? Not for you, I guess.

In Florida, real estate agents represent the property/transaction, and not necessarily the client. Secondly, buying a condo in Florida is a rung above buying a trailer and in some circumstances worse. When the housing bubble burst there were many condo owners who couldn’t get things fixed because of occupancy issues, leins, etc. in other areas of the condominium. Just don’t do it. If it’s not a stand alone block building on a slab it’s probably a bad idea.
