Citrus county Florida has plenty of homes under 150K. Inverness has lakes, a nice little downtown area and is a little over an hour from either Orlando or Tampa.

The west side of Jacksonville is in your price range. Plenty of stores in that area for shopping. Jump on 295 and your out of that area fairly quickly.

My 32 year old home(3/2 1,700sqft) is on a small lake of around 10 acres. It would sell for under $150K if on the market.

Thanks! It sounds like a convenient and affordable area but I'm looking for that rare mix of affordable with charm and convenience.

Yep! I have a good friend from ATL that now teaches at Valdosta State that loves it. He bought a nice bungalow in the oak-drapped historic district, has made a lot of good friends and has nice things to say about almost every facet of life there. For day trips to larger places, Gainesville and Jacksonville are easy Interstate drives.
