National reports won't tell you much about southwest Florida. It's a unique place. Speculators had a greater impact here than virtually anywhere else in the country.

There is also a shortage of affordable housing. There are plenty of $300-500k houses on the market, but someone living on a median household income cannot afford even a $250k house. Apartments are virtually non-existant, since so many were converted to condos (which were then sold for around $250k+).

The market has a LONG way to go before it fixes itself. There are simply too many expensive houses and too few inexpensive houses.
