Warm in winter...I'm fully aware of the summers there. Which is why I'd like to do snowbirding if I could,otherwise I'd like to head to the southwest.

Gainesville doesn’t have that warm snowbird appeal during the winter months (November through February). It’s not uncommon to have freeze warnings for 4 - 5 days throughout the season. I just checked the difference between where I am here and where I used to live in South Florida and it’s a 15 degree difference. In the summer, both areas are very hot, and also humid.

I redid one search with $1000 max budget and although I did see some choices, most are closer to the campus and student oriented.

Truth11 - "higher than average" at $1000/month has a translation here in Florida, especially Gainesville area:

Lower than average is a studio, basically one room with a kitchenette in a student apartment complex. OR, a run-down single-wide in a trailer park with no central air, no amenities, no lawn, no yard, and you're likely to have drug addicts as your neighbors.

At $1000 you'll probably find a 1-bedroom in the same areas, and you won't find anything any better elsewhere.

To get a "reasonably decent" home, in a "reasonably decent" neighborhood, with "reasonably decent" amenities and proximity to the local supermarket, you'll be looking at a minimum of $1400/month. MINIMUM. For a one bedroom, one bathroom.

I don't know about everywhere. You asked about Gainseville, so that's what I checked. In MY area, minimum "decent" rentals start at $1800.

Yes, all the complexes that I saw that were in the $1000 range were either by the university, or were in areas that are not the most desirable. For $1000, if you want something in a nice neighborhood, you’d have to look at a studio, which wouldn’t work for a married couple, IMHO.

I agree with Ghaati that $1400 gets you in a better complex. As for the entire state of Florida, in South Florida, you’re looking at rents double to triple that amount.

It's not unusual for complexes to have one-year leases that start in August, when the college students are in the market. Hotpads https://hotpads.com/gainesville-fl/apartments-for-rent is one place to search for less expensive apartments, and even Craigslist has options.
