I agree with FW regarding utilities and electric depending on size home you have and amount of people. If you have a pool and fairly large house annualized would be about $140.00.

morrowrn: Being an RN you should be able to find a job especially if you expand towards Daytona or St. Augustine as more choices of hospitals/doctor's offices. A property manager would be a safe way to look for rentals. I'm sure there are homes and/or duplex's that are self managed, such as we do. True about the night life in PC but it is a nice community. When looking at the neighborhood you're looking to rent in be sure to take a look around and see how well the area is take care of. There are some condo's called Palm Pointe which might be reasonable with amenities and near Florida Hospital Flagler. Good Luck!

What is the average homeowners insurance in palm coast / say for a three bedroom / under 2000 sw foot / west of interstate 95?

Also, what is the average price to have a weekly landscaper come in and mow?

Just my opinions, we've lived in Palm Coast 14 years, liked it much better the first 8-10 years than now. Has its good points and its not so good points. The weather, as long as you don't mind relentless humidity May-September is wonderful, the beach, usually less than 5 miles away is also wonderful, love to watch the dolphins playing and if you are lucky you might see a wright whale. The wildlife is well use to be good, use to have fox, bobcats, quail, peacocks, deer, pilated woodpeckers, all the time, now with all their habitates built up well haven't seen any, except for the occasional doe with her off spring, in years. Shopping use to require a 30 or more minute drive each way, however we now have a super Target, PetSmart, BooksaMillion, Kohls, grocery stores everywhere, which is great except with it comes traffic, sometimes traffic jam traffic. The growth, the population when we moved here was 25,000 its now, depending on who is doing the telling 75,000 + and all the growth is bringing crime with it.
The prices for goods and sevices are higher here than in surrounding communities and the "rip off artists" are everywhere, be careful hiring anyone to do repairs etc.
Property wise it is a buyers market right now, property prices were greatly inflated, starting somewhere in the early 2000's and now folks that for whatever reason want to sell find they can't. When we first moved here foreclosures were maybe 3-4 a year, short sales, never heard the term, now there are over 600 foreclosure/short sales available.
Something potential buyers should be aware of, if you are buying a forclosure or short sale home and the price is below the tax value, you'll still be taxed at what the tax rolls say the property is worth unless you feel its over valued you can then ask for a revaluation but there are no guarentee you'll get it.
A family member called over the weekend told me she put in an offer on a foreclosure and that the tax value was 135,000 but the asking price was 102,000 and she offered 98,000 she was so excited, claims her agent told her that the tax value didn't mean anything because her taxes would be based on the new selling price.
Didn't want to burst her bubble she was so excited, (we have no family left up North and she was so happy to be joining us here, as was I) so I called the tax office to get their take on this and what I said earlier in my post is correct, the selling price has no baring on the tax value. Don't know if the agent is giving inaccurate information, my relative misunderstood or what, (this would have been the first time she purchased a home), I called to let her know what I'd found but she said didn't matter, her offer was declined.
What I'm saying is no place is paradise, depends on what your needs are, you need to check out everything and sometimes even that isn't fool proof, we checked everything first. We have no children so I have no information or feelings on the school system. We have a nice new hospital, some have complaints but when hubby had to have emergency surgery they were great from the receptionist through the surgeon. I wish the Jacksonville A/P was closer, takes 1.50 hours each wayto drive there, one of our considerations when we moved here was that the Daytona Beach A/P was 25 minutes away, its still there but has less airlines/flights and the ones that are there are expensive, the two of us can fly from JAX for what it costs for one from DAB.

It's sad to see a place like PC change so much so fast. It was once a little town nobody even knew about really, and then so many NY'ers moved there and certainly changed the face of PC. Red light cameras at intersections, crime spikes, traffic and congestion, more and more trees cut for more cookie cutter homes stacked on top of one another, schools now overcrowded and the newer residents dont wanna give a dime to the schools b/c they dont have kids there. And then they say things like, "you's guys would still be walking around barefoot if it wasnt for us!"

Sorry, got a little carried away there.

I'm not sure what you mean Compelled. These problems can occur when a huge "boom" in population occurs. Most of PC's residents are originally from NY, (not saying it is the cause for the new cameras at intersections, just stating where most people in PC are originally from) and with all the added traffic and congestion, naturally red light running is going to become more prevelant.

The cameras were installed to stop red light runners, as it became more and more of a problem, which it never was before the "boom." The cookie-cutter homes are built to accomadote all the NY'ers and other Northerners moving there. Just as many cities in FL are filled with these same types of subdivisions, so nothing really new there. As for crime, I'm not sure that NY has more crime than FL. With all the transients and criminals that seem to (for some reason) be drawn to FL, I'd say per capita, FL has more crime than NY.

Default Looking to relocate to Palm Coast, info please.....

Looking to relocate, came and visited two months ago, loved palm coast, wondering if its a good place for a bi-racial family with plenty of kids

One more thing, has anyone had any dealings with Interlink of Palm Coast Realty?

My family is all white and I've only been here a little less than a year, so maybe I'm not a good judge, but I really think it's a fine place for a bi-racial family. I've noticed lots of diversity at school, daycare, church, in the neighborhoods, and out shopping. It's one of the things I like about Palm Coast and one of the things I wanted for my children. If there is racial tension here, I really haven't felt it. Or I could just be out of touch. Florida's not perfect in terms of race relations, but outside of some barely on the map rural areas and parts of SE Florida where blacks may be presumed Haitian (and thus viewed with a little bit of suspicion) things are generally relatively good, and bi-racial and mixed race families tend to be common enough that they aren't much remarked upon beyond "looks like you got your pretty eyes and cheekbones from your daddy!"
