I am interested in buying a few decent lots in North Port or the surrounding area. I have heard that lots can now be picked up below $10,000. Does anyone know of cheaper lots (not scrub jay zoned)? Do you feel that they will continue to drop in price?

try this site, charlotteareamls.com & choose vacant land (you can search north port & venice county on this site)

Right now, you cannot find non-scrub jay land in Port Charlotte or Punta Gorda for under $10k. The best we were finding in Port Charlotte was around $15-$20K You CAN find land for under $10k, but it is all scrub-jay.

A few months ago I also heard of North Port lots for under10K but when I checked the MLS there were none to be found that are suitable for building. From what I can gather the median price is a little higher than Port Charlotte.

Yes, I know of a few lots that are not in Scrub Jay territory with electric for under $10,000. I don't want my post deleted so DM me if you want more details. I'm not really sure how much more they could drop, they're pretty low right now.

We should have a pretty good argument next tax year for reducing the taxes on vacant lots on North Port. Last month 26 lots sold with an average sales price of $8371.

Everyone should check to see what lots went for in a particular neighborhood back before the bubble in 2002 to see how far lots could fall.. If construction costs continue to fall, impact fees reduced and existing home values stabilize that should help lot values somewhat..

Default North Port Lot

we own a lot on a canal in North Port, it is in an undeveloped area, and we thought we were being smooth and bought it 4 or so years ago at 24,000, and there it sits, as we pay big taxes on it, we would sell it , but not for anything under what we payed for it,just trying to get our money back.

I have been holding my lot now for over 15 years. Bought it for about $6,500, and been paying taxes on it since then. Probably already paid $3000 in taxes. I put my lot for sale two years ago for $30,000, then never heard got an offer or a whipser from the listing agent again. This year I will be paying another $400 in taxes. Anyone know the best way for me to sell this lot? I am from Canada, and would like to invest my money locally. Thanks in advance!

I doubt you would get many calls on a For Sale By Owner sign because there are lots for sale everywhere. I would suggest listing it for $10,000 or under and you might get a few bites on it.
