If your house is priced correctly, it will sell. Many sellers want to price too high, the house sits, they keep lowering the price but the effect is that buyers think something is wrong because it is not selling.

My neighbor has his house listed with an agency that is not a Realtor, just an agent. There is no MLS listing. He is on a cul-de-sac and thinks that just a sign will sell the house. This is just not true.

Zillow.com is about 15% low in my area.

Many complain that their neighbors house sells faster, marketing is the key difference today. Realtors have had lots of success in the past few years without working hard. That is just not the case today.

I had an open house today and it went really well. I've got about 6 showing and they were given the info flyer in case they want to contact my realtor. I've had a yard sale at the same time as the open house - it worked like a magic.

The problem with my local market is that there are TOO many houses for sale in my area. It's like we have to compete with other houses in our price range. I don't use Zillow.com because it's not 100 percent accurate. My price is lower than any other houses and it looks like things are picking up right now.

I just to have to be patient and trust in God.

Hmmm...having an open house w/a yard sale? That's a wonderful idea! That's the type of stuff that just might work. Keep being inventive & I'm sure you'll do just fine.

Yes, the idea turned out great. Your realtor doesn't have to be there. You can do it yourself. I suggest you let your potential buyers in your house while you're outside so they can feel more comfortable.

I've had some people asked me what do I think of my neighborhood, school, etc and I told them positive things about it. You can also put a cooler with drinks and cookies/bars on the kitchen counter to welcome them.

My dog is at my mother's house down the street so the buyers can feel free to walk around the yard. My son is with his Dad at the movie theater and I can't wait to tell them that most of our yard sale items are sold and earned $70 from it. Not too bad.

I was going to mention something warm & inviting like that... putting up balloons & something like ole' fashioned lemonade, a little table outside w/ nibbles. But it sounds you did great...your idea is wonderful & they didn't have to be outside perspiring like with my idea.
Also, remember you can advertise in other counties, say...South Florida or other places that don't have elbow room & cannot afford high ins. & taxes. You might hook a few fish from other waters advertising in other county papers. Most people look for "GREAT" family neighborhoods, "1O/15 MIN. " to the beach/ river/racetrack , "GOOD" schools, "LOW INS./LOW TAXES" & LOWEST PRICED HOUSE IN NEIGHBORHOOD & I'm assuming SAFE? since you felt comfortable being there alone??? If that's so, then SAFE is a good word, too. Plus, highlight any attractives/upgrades to your house. Wording in advertising does miracles.

Just make sure you can back up the wording with truth

I went to see a house advertised with "Renovated Kitchen". The kitchen was probably 15 years old lol.

Speaking of seeing a *renovated house*..
I went w/a friend to see a house built in the 70's All brick,
"Totally Renovated inside" was the wording used;

Only to find painted old wood paneling. Nothing more..

It looks like to me that EVERYBODY here in FL are having trouble selling their homes, according to different threads here. Does anyone tried Ebay?
