My boss recently gave me the task of finding out how to lower his property taxes. I have never owned property and do not know where to begin???? Can anyone help point me in the right direction? He owns a condo in Miami Beach.

Thank you in advance!!!! Am in desperate need of help here!

You just make an appointment with the property appraiser. I did it with three different properties and it was taken care of while I was sitting in the office. I was very satisfied with the result. That is what they are there for. They are not the enemy.

But if he is not the property owner is he or she going to be able to get the task done?

You have so many days after the property appraiser sends out the proposed tax bill to contest the assessment. Florida statutes have the requirements and this infomraiton can be obtained from the country's property appraiser web site. Ordinarily the end result for any significant savings requires an informal hearing were you must present evidence of a lower value through comp sales, appraisals, and errors in the property appraiser's assessment. I was able to lower mine somewhat, bu the property appraiser generally appraise the value at 75% of the true value the property could be appraised at to make any reduction difficult. ALso, if your boss has homesteaded property, therefore capped, there is little home in have the accessed value lowered if your boss did not do so in the first year. Good luck.

That may have been the case in the past but today the drop in prices has been so significant, 50% in many cases, that there is not much of a case to make or prove. They also want to be expedient and all these hearings cost money. The property appraiser is a powerful person and can make any changes at their own desecration. You just go there bring your case and don't be a jerk. If you have good cause you will get something.
