We are waiting for a home to to go to auction the 28th of August, and more than likely the bank will just take over the property. (multiple leins and back HOA) We have NO intention to buy at auction. How much time usually passes from when the back gets the property at auction and when they re-list it for sale???
It varies. Could be quick, generally a month or so. Depends on the condition of the home and how much they may want to clean it up, possible tenants to deal with, other legal issues, assigning an agent, deciding on listing price etc.
If you're working with an agent, they should be able to set up a search in the MLS to alert you when it's listed.
I was recently following a property that took about 15 months from foreclosure to relisting. For 12 of those months the bank had a completed foreclosure, and refused to file the documents to take legal possession. Apparently there was some sort of title issue that needed to be resolved before the bank filed the forclosure with the county [and they immediately handed the property to HUD]
This is a townhome in an HOA community that already has over 9,500 of back HOA/lawyer fees due... The bank has to pay the back and any "new" dues/fees as they accrue. ($385 a month) I am hoping they put up fast!
A house close to my neighborhood was relisted after auction in about 2 hours.
