We made an offer on a short sale, the contract states that the house will be in bloom cleaned condition and no leak etc... I doubt it would ever happens.
At this point, the seller's lender has not reviewed it yet.
We just finished the inspection and the inspector told us that he would put down as un-occupiable because of the electric cords hanging etc..
I am thinking to lower the offering price, is it common to do so?
When we receive the report, we will discuss with the attorney as well, however, I hope to know whether it is common...We do like the house though, but with the winder coming, the house is unoccupied, the seller is not prepare to winterize the house, I am not sure what condition the house would be

In our case, we do plan for a cash deal as we plan to do a refinancing with our existing home which has already been paid off.
Again, in our case, the agent recommended to inspect the house as he claimed that the seller's bank would not be interested if we do the inspection after they approve and when we find out problems. Our attorney, not knowing our discussion with the agent, faxed a letter to the seller's agent as he thought we should be spending the money unless the bank agrees on the contract, but then we told him we were concerned on the leaking roof, hence we like to have an inspection first and already made the appointment, he then agreed that we went ahead with the inspection.
The inspection was handled by husband. I am not sure what the inspector checked, there were a couple of problems and we are still waiting for the report.
When you went to see this property, were wires showing?
didn't pay attention to the wires....
I think you tried to point out that I made the offer based on what I saw, therefore, if the wires were showing at the time, then I may not be able to argue for the lower price, right?
there are other issues as well and we are waiting for the report...We made the offer based on what we think was a move-in condition...It looked okay at the time...
