I would advise using an agent. Banks have there own as is addendum/contract that is written to their advantage and can be very intimidating to a buyer. It is best to have someone representing you that can answer questions and look out for you.

You have to go through an agent via the regular route or with an auction. Most banks won't take offers directly from buyers as they have no time or personnel to deal with consumers directly.

Have an agent who will represent you as the buyer. Agent have the knowledge to compare and make an offer close to the real value of the property.

Are you talking about a house that has already been foreclosed on, or bidding at a foreclosure auction? Because they are VERY different processes.
