You need to talk to a lawyer who knows the laws in "your" state and if this is even possible. Way too many variables and too much money at stake to not spend $200 on a lawyer.

I have contacted a lawyer. I just wanted to get as much information from as many sources as possible since even lawyers can make mistakes.
