I found a beautiful foreclosure in NY. The listing says New Construction and lists 2010 as year built. When I checked public records it showed the house was built in 2001. I questioned the sellers agent about it and he said the house is a modular that was built in 2001 but never completed. When the bank took it over in 2010 they completed the house. I can see all of the major appliances, ac units, furnace, water heater etc have a manufacture date of 2009 / 2010. My question is what kind of damage should I be looking for in a house that has been vacant for 10 years? I am a first time home buyer and I don't know much about a house and its systems. I have an inspection scheduled for this Sunday and I hope to learn more about this house.
My wife and I are currently waiting for bank approval on a short sale. What I did to get ready for our inspection was download inspection sheets. Just search for "inspection checklist.". I had an hour to kill and I took 3-4 lists and combined them into one big inspection. It gave me things to look for myself and I want to make my inspector is thorough and not trying to rush my inspection.
