Does the seller's bank know what I can pay with my pre-approval letter? Say I am approved for 200K but the short sale on the market for $180K and I offer $170 and seller owes bank $210-- if the banks knows I can come up with more- isn't that like showing MY cards?

How about contacting your lender for new letter with the numbers you want them to see? It was never a problem for us. It normally takes half an our for my lender to email me the new letter with the numbers I want to show...

Too late now, but the next time if this one falls through- I will--some say it is NOT taken into consideration... as a banker I certainly would.
