I'm looking to buy a mortgage foreclosure at an upcoming auction but worried about tax liens and etc.. how do I find out about this sort of stuff?

Depending on where you're from, in Texas you just go to the county clerks website, login and all of this information is free !!

It is right to be worried about previous liens. If you are serious about purchasing a property, I-do-not suggest trying to find a website online, because you do not know how accurate or how often it is updated. You could go in person to the Brooklyn City Register Office.

Another option could be contacting the party who doing the closing. Either an attorneys office, title company or lending institution. Speak to them about getting title insurance, it is cheap "peace of mind" protection to prevent you inheriting liens from the prior owner.

I remember a Queen's purchase years ago after a lien search, the previous owner didn't pay 50+ parking tickets. Almost killed the deal. Had to restructure to loan that the liens were paid at the closing.

Anyone can find out the outstanding mortgage amount of a property, tax status, ownership history even lien and foreclosure information by property report. You can get an online report within few minutes on website. All you need is the home address to start a search. If the report is available, you only pay a small fee to download.

Aside from the liens you can find as we have over here very good public records showing the liens but the BIG issue are the liens that may be filed/recorded in the wrong county and still will be valid liens.

We heard 2 years after a foreclosure of a couple who called us even though our office wasn't involved with the deal (not that it matter) and they got a bill in the mail for money owed by the previous owners prior to the bank owning it and it was a lien recorded in Dade County instead of Pasco Count and the error may have come due to the property being in Dade City.

Keep in mind auctions are risky and even a foreclosure is not without a risk as the warranty deed only covers the time frame the bank owned the property but it is less risk then a foreclosure auction.

It is also different then the websites where you can bid on a house that already have foreclosed on since that is similar to making a regular offer but you need to know what your doing.

Doing it without a realtor is not gaining anything for the buyer as the banks are paying commission regardless of the price that is put in as a bid since the highest bid will win and then checked how good the buyer will be for their money through the proof of funds and terms needed.

JMO...I would never buy on a court step auction but that is just me and more chances for someone else since I will be one person less who will try to get the property.

I did win the highest bid for a property we want to move in through an auction website after the house was already foreclosed on and I can say it is quit an experience and you need to be able to understand the terms, contract, etc. since they are mostly written in the banks favor.
