Find a GOOD Buyers agent at a local RE company. Ask your friends, also check them out on the internet, etc. One that you "click with", and can fully trust to deal in your behalf. I have one I've worked with for almost 25 years now. She's a full broker, and I wouldn't deal with just a simple RE "agent" anymore. Agents always need permission from their broker for everything, anyways. So, deal with the broker right from the start...
A GOOD RE broker that you can work with and trust, is priceless, and well worth seeking out. A BAD agent on the other hand, can make you want to kick puppies, and break things.
Find the GOOD ONE in your area, and deal with only them.
My parents buy a lot of homes at various types of auctions, and have gone through the quiet title process on 4 properties so far. Each of them took between 8 and 12 months. We were lucky in that none of them were seriously contested, just the normal negotiations. I could imagine that a contested title could easily take years.
