It sounds like you need another agent. An experienced buyer's agent.
Has your agent done a market analysis to see what the home's value is?
Did you agent tell you how much is owed on the house?
Is the house scheduled for foreclosure?
Your loyalty to your agent is very refreshing. If you feel that this agent has done work for you, you can be candid with them and may be they can work out a referral from the experienced agent that would represent you. This way you can get good representation and they don't get left without compensation for the work they did.
I am sure that they will want what is best for you.

They are clueless and are lackadaisical in helping me get this house. There is another agent that I know of who is experienced in short sales. So, you think they would let him get involved? I don't think so. They are a struggling office pinching their pennies. I don't think that they would want to share their compensation with anyone. The thing is, I found this house on the internet. And I asked the listing office if I could see it even though my agents were on vacation, informing them that I didn't want to cut them out of the deal. I had to wait for them to come back and then show it to my wife and I. For being loyal, we might lose this house, and to tell you the truth, after seeing so many houses, we love this one! It is exactly what we are looking for. Their attitude is tha there will be others out there, "Que sera sera, what ever will be, will be". It's infuriating to say the least. I would love to just dump them since we didn't sign a disclosure with them, but they would probably sue us.

Just ask to be let out of the contract with a contignecy that if you end up getting the house the agent showed you that you say you want through someone else, you'll pay the agent $300. Say it isn't working out and you are not getting the help you expected. If they give you a hard time, you can file a complaint with the board of realtors in your state.
