how do i go about finding out when and where certain properties will be auctioned without handing my credit card details over to RealtyTrac?

can anyone explain all this cloak and degger surrounding RE auctions?

I just went to one 2 weeks ago that was advertised on my MLS.
There was a 70 acre parcel in Webster that went for about $250K.
Agents will sometimes know about the auctions in advance but the one I went to I was 1 of only 2 agents out of 20 people there.

Local county website, under sheriffs department usually advertises the sheriff sales..

If he is looking for the foreclosure sales, most are being put in the MLS I believe in the Tampa area.

Most of the auctions I have seen lately have not been foreclosures, just a private individual unloading properties.

Beside the fact that the ones the banks are offering via auction the starting bid is 33%-50% more than those listed in the MLS.

I am going off info from my county, I am sure other areas are different.

Try auctionzip on the internet and you will see auctions that include real estate. I love their auctions.

Call around to a few title companies. Several of our local ones have a weekly or biweekly email list they mail out summarizing upcoming sales. You might be able to find someone who can add you to their mailing list.

At least in my area, the information is required by law to be posted in a public place at least 3 or 4 times prior to the auction itself. Ours has to be published in either of two newspapers. Look for the "Trustee Sale" section in your paper.

There are many other sites out there that require signup, but are free. One that I use is FIS Agency Sales And Posting They cover 15 states. Find out if there are any companies who do the majority of trustee sales in your area and then find out if they have a website. For example, a lot of ours in Idaho are done by Home or ReconTrust (ReconTrust). Those two between them do about 1/3 of all our sales, from what I've seen.

Another possiblity is to call around to a few real estate offices. Many times there will be a very limited number of agents who handle the majority of bank sales. Most good agents will know who these people are, and be willing to at least give you a name, which you then can google.

The auction houses I have seen have been scary. The last one we looked at had asbestos. YIKES-be careful.

There really isn't any cloak & dagger. Especially if you are talking about the auctioning of foreclosure properties, (which I assume you are, because you mentioned RealtyTrac). It's a fairly open & transparent process, at least in NJ. Go to the municipality in which the house you want is located. The auction has to be publicized in advance for a certain period of time. Here in NJ the Sheriffs office handles the forclosure auction process, so I go to the sheriffs website and get all the info. It's right out there in the open.

I was just wondering if you can get a copy of the survey, inspections or sellers disclosures in NJ?

If the prtoperty is being auctioned by the sheriff? There is almpost never going to BE a sellers disclosure in that case, nor will anyone have done an inspection in most cases. The properties are auctioned without the ability to conduct any inspection. If you get lucky, the property was on the market before the forclosure and you got to see it, or you made contact with the owner who for some reason was nice enough to let you in to see the place. Rare, but it happens.
