Every short sale that I have done has had an addendum from the bank stating that the property is sold as is and no repairs will be made. The buyer has to sign these addendums in order for the bank to proceed with the short sale process. This has been true of chase, wells fargo, bank of america and home eq.

Well, at least around here, if you don't have termites now, you will eventually. You should have an inspection done by a qualified pest control company to assess the level of infestation. Most times, the home can be treated to prevent future problems.
