the bank is not a party to your contract.

2bindenver,

I get you. So the contract is bewteen me and the sellers(occupants) right? The bank is just giving it's permission for house to be sold for 300k. I was confused. In our contract it states our closing costs to be paid by seller, is it unusual for the people who are leaving the house to pay my closing costs? Getting concerned my realtor didn't point this out to me.

If it's in the contract and the lender allows it you should be fine.

As far as the owner paying some of the costs - if it's reasonable and customary in your area, you asked and they said yes.
