I tried doing a search and didn't find any info on this particular area. What can you tell me about it? My husband and I drove through it to look at a house (we currently live in Denver), and some of it seemed a little run down, while some houses seemed well taken care of. What can you tell me?

I should add...I'm looking for info on demographics...who lives in the neighborhood? Any idea about the property crime rate in the area? Is it still considered a high traffic area for university students or is it far enough west that the college students don't abound?
Any info would be greatly appreciated!

There is a mix of owner occupants and students in the North Forty subdivision. The census data shows a median age of 23, with 53.4% of the residents between the age of 18-29.

Fort Collins is divided into roughly 1 mile squares, most of which have a park. The square surrounding Rogers Park contains several subdivisions including Locust Grove to the west, Valley Hi and North Forty to the south, and Ponderosa Park, Green Meadow and Greenfield Manor to the east.

Per public records, the owner occupancy rate for these subdivisions is about 61%, or 220 owner occupied homes out of the 360 properties in these subdivisions.

There are a handful of other small subdivisions containing a few homes within that boundary area, but the above data encompasses the larger ones.
