There were 60 2-bedroom 2-bath homes sold in Fort Collins in 2011, and there are currently 23 for sale right now. The average price of the sold 2BR/2BA homes last year was $239,548 and the average price of the currently available homes is $231,412. The median price of the sold homes was $220,616 and the median of the available homes is $224,900. You can get into a newly constructed home with 2 bedrooms and 2 baths starting just under $200k.

Some of the homes in the Mountain Range Shadows subdivision are manufactured, and they are on their own land. All of the homes in the Rossborough subdivision were built in a factory that used to sit nearby, and then rolled into place in sections, so that would be considered manufactured. Some of the smaller homes in that subdivision can occasionally be found in the $180's.

You may also wish to consider Loveland. Average and median home price are a bit lower and the amenities of Fort Collins are nearby. The Mariana Village subdivision in Loveland has manufactured homes on owned land.

It doesn't necessarily need to be F.C., just the general area. Even John stown. I understand that Greeley, Evans, Milikin(sp) are less expensive, but less desireable. Loveland is fine. Are the manufactured homes listed on MLS, when for sale? We are trying to decide if this would be a good move for us financially now & retirement in a couple years. Thanks for your help.

Johnstown is a nice place with many newer homes. It is a smaller community, but has reasonably easy access to Loveland and Fort Collins, as well as Denver.

Yes, the manufactured homes in the subdivisions I mentioned are listed in the MLS. If you are searching online for available homes, the best search tool is the one owned by the local MLS: Coloproperty.com because the data is updated in almost real time. I have had buyers asking about homes they found on 3rd party sites like Zillow, only to find out the home had sold up to 10 months ago, or had been withdrawn from the market several weeks or months before they found it online.

Consider LaPorte and Berthoud before escaping East of I-25. There are plenty of houses under $200k. A 4plex recently sold in Loveland for ~$240k and was fully leased at $2800/mo ($700/unit). You could easily rent 3 units to carry the mortgage, and live in one unit for free. This property was in a great area, and walkable to Safeway and other services.

Personally I would avoid a MHP (as primary residence) while loans / housing is a bargain.

Once something hits the MLS it is often overpriced. You need to get in and dig to find the bargains.
