There is a possibility that I may have to spend a few years in Greeley dealing with some family issues.

Is the Greeley real estate market as crazy as I hear it is in towns like Denver or Fort Collins?

If I move there, I will be looking for some acreage (20 -40 acres) with water.

I can build or plop a pre-manufactured home down, so I am flexible, but don't know anything about the RE market around Greeley.

Any advice?

Greeley values are not as high as those in Fort Collins. The market in Greeley was stronger earlier in the year, when oil prices were higher, but the declining oil prices have moved oil production workers on to other places, so the demand for housing in Greeley is lighter now.

You state you want acreage with water. Do you mean surface water in the form of a lake or stream? If so, the rarity of that will make the price higher. If you are thinking water rights, be aware that some of the Denver metro towns have bought up acreage in NE Colorado to strip the water rights, so some of the ground you may purchase could be dry.

If you find a place that is not in an association, your building restrictions will just be county or municipal zoning regulations. There are quite a few acreages in the area with modular homes, and there are several dealers along the front range. With the subdivision laws in Colorado, you will find that acreages are often 35 acres or larger.

I am thinking about 20-30 acres with a few shares of irrigation water.

There is currently for sale a vacant 25 acre parcel near Severance, NW of Greeley that is listed for $325k. It comes with 1/3 use of a domestic well for watering livestock and landscaping, plus some ditch water in the spring for grass irrigation. It just hit the market 5 days ago.

There are several other vacant acreages within a 15 mile radius of downtown Greeley, but they are more expensive and most don't come with any water. You'll have to buy or lease water shares on them.

if Greeley is a temporary abode, buy to the NW and at low enough price to ez resale to a Windsor / Ft Collins buyer. Never pay more than 100x what your monthly rental income would be from the place. (in case you had to rent it)

Buy a trashed home on acreage with a decent view / neighborhood / access.

Most buyers can't see past the trashed home, but 2 hrs on a dozer or excavator can remedy that.

A repo / near new MH can be had very cheap. or,,, build a shop with an apartment and RV hookups. (very fast and under $20k.) Gives next buyer a place to store their treasures and live while they build their dream house.
