We all presume your first stop was here (Before buying property)

Larimer County - Community Development

If not, they will be your next stop...

Hopefully your site has road access, water, power, and septic. That will usually need to be resolved before you seek a structure permit.
Some parcels may be in a LID (improvement district) that provides the minimum services to place structures, but... as with most counties in the west... surveillance drones, SAT imaging, site visits, will be made regularly to keep you within the rules and regs (and to capture maximum taxes and permit fees).

My 4H leader and best friends had ranches near Drake / Glen Haven, but we have all since been 'exiled from Colorado' Met a couple of Drake friends at my 40th HS reunion, who are still 'hanging-on' after getting (2) 500 yr floods in 30 yrs. Our own (ex) cabin near The Narrows has survived both floods! Quite a miracle since it is pretty low, but out of the flow / dynamics of rushing water.

Stay high and dry

embrace the county rules and be a 'nice' and legal builder.

thanks for the link (was hoping to have a 12x30 shed dropped off for storage, and weekend access (for our son/son's family) till momma and I can get there and design our summer mountain home..

its 4+ acres, and does have power (last leg of the line, so sure power will go out often)
and a finished road passes by it..

prior owner did get a well permit, but will expire before we actually drill.

it's weird driving around there, most people have fly-by-night cabins and trailers on their property. (2-3 nice cabins/homes)

thanks again for the link :-(

DO NOT let that drilling permit expire.

1) you may get pushed back in the queue (delaying for yrs)
2) you may not get another
3) if you CAN get another permit the cost will certainly be higher (drilling, setting pump, and permit)

COLO has significant water restrictions, so you cannot use your roof / land as a water collector, (It is not your water)
