Dania east of US1 is nice for the most part, but very prone to flooding. There are some pockets between Dixie and US1 with some really cool old houses, but I'm not sure the neighborhood is that desirable.

Dania West, ie Griffin Rd from 95 to 441 is rough, but there is a lot of new construction mixed in. The developers gambled and lost in that area, but there may be some decent pockets. I just wouldn't want to pay to live near crack houses and poor, trashy areas.

The worst area seems to be the pocket between I-95 and Dixie Highway. It is surprising to me that Dania is such a depressed area though because it is so close to Fort Lauderdale. It has a good location in terms of commuting to Fort Lauderdale (or Miami). You are literally right off I-95. I could see Dania some day going through what Hollywood has recently gone through; a massive renovation effort. It is just too good of a location to remain a dump forever.

Hollywood went through the massive renovation, too, but that didn't clean up the dumpy areas. They just built a bunch of overpriced, unoccupied condos in crappy areas. I wonder what will happen with them?
