Thanks for all the input, I guess we'll rent and downsize for about 6 months while looking to buy, and go from there. My credit is not a problem, as I already own a home, am a member of a credit union that's doing 4.5% 95% financing ...and have good equity plus will gain on it. I've seen a couple of older completely remodeled homes in foreclosure in Deerfield Beach, Boca and Pompano that look very nice and reasonable. I know they must have sold for at least double in 2006. My job that I'll be moving for is very steady, won't be leaving unless I decide to transfer. I'm looking forward to coming back to clean air, that's for sure.

Among the three Boca is your best choice!!

Rental prices are high because demand for renting is high. Simple as that. Demand for buying a house is very low right now, so prices are low. The same number of people in 2010 need a place to live as in 2006. The difference is that they rent instead of buy. And they downgrade from 4/3's to 2/2's.
