My family is looking into spending about $400K-$500K on a home in SW Ranches or Davie in neighborhoods with excellent schools. About how much is homeowners and windstorm insurance and property taxes for a house in this price range?

The Broward County Property Appraiser has a tax calculator on their website. As far as windstorm, the sky is the limit. It's very possible to be paying taxes/insurance that equal your mortgage payment.

Just tried the calculator...$8,653 on a $500k home. Not sure if that includes local/city tax. Does include homestead exemption. Figure another $5k ~ $6k for insurance, including windstorm.

So...about $1200/mo. Which is equal to almost a $300k mortgage payment.

Ouch...no more FL real estate for me.

Thanks Jamikel. It's getting to be more and more expensive every year to live in S Fla. Windstorm insurance premiums have increased by double digits % even though we haven't had storms since 2005.
