Hello folks

I am looking to buy a 3/2.5 condo in Paloma Lakes, bang opposite the Promenade. I liked everything that I saw in the Condo and they are by a good builder (Lennar) but I am worried about the landfill smell and the resale value

I did my search and came across some old posts (2yrs old at least) about the landfill situation. Any idea what it is like right now ? Does it still smell ? (Paloma Lakes in on the intersection of Wiles Road and Lyons Road, if anyone wants a clearer idea). The builder agent said he had been staying there since December and hadn't smelled a thing but I am not going to take his word for it.

Additionally, what is the general prospect about the resale value of this place? Do you think it will hold or go down further ?

I live close to that area (Sample & Lyons) & I am often near Paloma Lakes & everytime I drive by I never smell anything. I don't think you should have any issues.

The landfill is about 1 and a half miles away and on the east side of turnpike. Should be no problem

It is a nice area... Don't worry about the landfill.

I live in the Waterways which is just north of "the dump" on SW 10th street and we smell it every once in a while especially after it rains.
