I have noticed a lot of listings at good prices in Rexmere Village. This would be along SW117th way. Can anyone give me their opinion as to the area and such. Thanks

This is a community of manufactured homes. The communicty seems to to reasonably well maintained.

These homes are a very low price and they are manufactored homes. Its not a regular house on a foundation. The houses run from 35k and up BUT you have to pay to rent the lot. Its 700 a month. So say you get a great looking house for 50k and you think your payment is going to be very low. Well guess again because you ALSO have to pay $700 every month to rent the piece of land that the house is on. It's not worth it in my eyes.

I was also initially attracted to some of these homes, but a simple glance at the association fees made me back off. If you can still swing it, do some research. Later ones are built to pretty high standards.

I can tell you I love living here. Just know that you have to pay for the land. That bill is EVERY month. You will NEVER own the land. You pay mortgage on your home only. Then you have 2 bills a month for the home. Land and home.

Also consider at some point you may lose that land to real estate development. Then all the owners of old mobile homes are crying to the newspaper/tv news that they have nowhere to go, mobile home can't be moved due to age/decay and they don't have the money etc.

Yep very true a lot of golf courses and mobile home parks are being brought by developers to build subdivisions.

Wouldn't take a chance on a mobile home park. They are slowly buying these and your investment is not safe. Where would you move a double wide and how much will that cost? If you sell you are going to practically have to give the double wide away. I have seen it happen twice and you won't have a choice but to move it or sell for pennies on the dollar.
Not to mention every time we have a significant storm they will want you to evacuate.
