Hello good people of City Data,

Looking for insights regarding the communities of Cypress Head and/or Tall Pines. We viewed a home this past weekend in Cypress Head and are contemplating placing an offer. We'd like to view a home in Tall Pines first. Any information regarding the desirability of the location of either community would be greatly appreciated. General thoughts on Parkland would be welcomed. We have 3 children ages 5, 12, and 17.

We've lived in Parkland since 1987, raised 2 boys kindergarten to college, gifted, wife teaches APUSH at the high school, etc. etc. CypressHead is the premiere gated large lot community in Parkland. Remember the 3 laws of real estate location, location, location so living on the lake in CypressHead is the best spot in Parkland. Forbes rated Parkland schools #1 in the US for bang for the real estate buck and this keeps Parkland #1 in Broward county for resale value.

I have lived in Parkland for 3 months now, not where you mentioned but in Heron Bay. Its really nice, extremely quiet. Fresh air, not a lot of traffic. Yes there are a few snotty people here but the vast majority of people are nice. The clubhouse is the nicest I have ever seen anywhere. Lots of amenities but be prepared to pay for it. Shopping is very close. Fort Lauderdale is kind of a drive but Coral Springs is close for eating out and movies. Its nice because to go to BBT center or Sawgrass mall is like a 10 minute drive on the expressway. I have lived in Broward for about 12 years and this is definitely the nicest area to live that I have seen. There are some nice places on the east side of 95 but the real estate is old for the most part and you will get more for your money out here.

@ Chuck in Ft. Lauderdale, Congrats on your move! Thanks for taking the time to post your helpful insights. Our wish list includes larger lots but, we will be looking at Heron Bay as well. We are looking for what apparently appeals to you, "...really nice, extremely quiet. Fresh air, not a lot of traffic."
