Found a great home in a great community in Cooper City. Offer is in, wish us luck! I know things get crazy after inspections and appraisals in this market. Looked at 20+ homes and sort of fell onto this property by accident in a neighborhood we really liked!!

Now dealing with a multiple offer situation . I am hoping we have differentiated ourselves from the other prospective buyers on a personal level! I know we had a lot in common and had great general conversations! They have been in touch the entire way, and even let me know what the other offer was. I have gone up slightly above the other offer and said I could be flexible on some terms.

Because I am going the FHA route, I am hoping that the other offer isnt cash, or even conventional.......although I was able to send a long an approval letter for the offer amount!

It is a little outdated but in the sub $300K range it is a good choice.

Good luck. I would not want to deal with an FHA offer if I didn't have to.

Offer Accepted!!!!

Next step is my Inspection, appriasal and Homeowners Insurance quote.

Who would everyoen recommend for Home Owners Ins, and what should I be looking at as far as $$. The current owner said she pays $2100/month with Farmers. The property has a brand new roof, is a single story, has an updated wind mitigation report, Hip roof, no shutters, built in '86. Concrete block construction. I will be having my ADT security system reinstalled in new home.

I have also found that the highest rated Inspection Company per Angies List is U-Save Insurance Inspection, and Hi Safety First. Any other recommendations. I will have a 4 point, wind mitigation, termite, and thremal imaging inspection done.

This is our first home, so we are very new to all of this. Any suggestions are greatly appreciated!

I used to have Amica home owners insurance, never had any problems with them.
