Can someone give me the differences in these two areas? I've been to Wikipedia and have read about each community, but for those of you on the ground who know both towns, which one grades out higher in your book? From what I can tell, Davie appears to be a little nicer. It seems as though Pembroke Pines has declined in recent years.

Any feedback would be much appreciated.

Both towns are nice overall. Both have areas that are very nice and some that are less nice (but still not terrible). What is your price range? What specific areas within PP or Davie are you considering? Where will you be working? Do you have school aged children?

I grew up in Pembroke Pines, and have always really loved it. I think that whichever you like will depend on what you're looking for in a place to call home.

It really depends what you are looking for. For example, for me Davie is more convenient because I want to be able to jump onto 595 quickly. If you want to be close to shopping etc etc then PP is probably a better choice. Western part of Davie (bordering Weston) is quite nice (IMHO, nicer than PP but that is my personal opinion. If you have kids, that would probably also affect your decision for schooling. I can tell you that in PP traffic can sometimes be a pain but otherwise it's a decent city.

I think Davie may be a better place that pembroke pines.its close to sawgrass mall,Fort lauderdale intl airport and the school are very good.with the soon to finish I-595,Getting to and from will be a breeze.
if you have school age kids check out schools in zip code 33324.Fox trails(elementary) & indian Ridge(middle school). for housing look in the pine island ridge community.real safe neighborhood with lots of kids.

In recent years??? It's been downhill for quite some time....take Davie, no brainer.

Agreed!
Less expensive too. Pembrook is Generally over prices That way I made the decision to drive the extra mile to work in Hialeah.

Don't get me wrong, I like Pembrook when I was scouting the area. Almost $1600.00 for rent for a 2 bed apartment. I can buy a home for that. Coral springs is good after I got settle in. It closer to Lauderdale and Boca, Del Ray Etc..


Miami traffic can be trying.

Pembroke Pines has a LOT of traffic. You may wish to consider that. I prefer Davie, as it has more of a family feel to it.
