North Broward (Miami, Fort Lauderdale, Pembroke Pines: real estate, foreclosures, rent)

I live in this area for 15+ years.
We own a condo and are trying to sell it now before prices drop even more.
I just read that the Ft. Lauderdale area is still looking at dropping 10.1% more in 2008.
How low do you think it will really go?
For a newer home that is about $340k now....what do you think it will be priced at by the end of this year?
I'm thinking of possibly buying again (if I sell our place) once I think the market is done dropping. We will rent for a year.

I suggest you start doing a LOT of googling and from many different sources. Then you can make the most informed decision you possible can.

At the end of this year? It better drop to 180 (at least it (theoretically, wild style) meets the median family income),but 270 to 290 sounds more realistic.

It's a cesspool of high crime, high crime, high crime, high crime, high crime, high crime, high crime, high crime, hispanics, high crime, rude people, rude people, and rude people here, so everyone is trying to leave. Please note my custom title, I come with a warning .

But really, the market right now is a toxic brew. Speculators trying to sell, net internal migration starting to go neutral, home prices nowhere on par with median incomes, foreclosures up more than 600 percent due to the subprime mortgage fallout, rising unemployment. Is the sky falling? I sure hope not, but real estate prices are. There just isn't enough of a positive economic infulence in this region to keep the prices sustained at current levels.

One more thing, North Broward is starting to lose to South-Central Broward. If you live in Coral Springs or Coconut Creek, communities further south have start to become more appealing for buying families because of the schools starting to decline up there and the shorter commute to Miami or Fort Lauderdale. I hear a lot of talk about Davie lately...it's holding it's value better than some other areas for some reason as is Cooper City, probably because of the neighborhood stability and the inclining schools.

Our other option is moving to NC. But all I hear is that Charlotte has so much crime.

I usually hear the opposite, lol. Charlotte is safest place on earth, all of the crime is in Pembroke Pines and Coral Springs. Well, yeah, the metro crime rate in and around Charlotte is quite high, but head out towards Lake Norman and a lot of areas that way are pretty safe. South Florida really seems like a craphole only until you start researching other parts of the country. If you let the negatives get to you in a place, everywhere sucks. Sometimes people let the negatives get to them here, move someplace else, and subconsciously put themselves into a better mindset. Sometimes people do that here too.

There is also way more to NC than just Charlotte, just like there is more to FL than the SE coast. Raleigh is clean, prosperous, and safe, and affordable place for a family. You might be into rural living too. NC offers lot of that. The main problem with Raleigh is the air quality, the general lack of cultural/shopping/dining options, and the constant school district boundary changing. If you cite some things you don't like about N. Broward, things you do like about it, and what you are looking for in a location, we might be able to help you. You should try the General US forum too.

Yes, Coral Springs has a lot of crime. That's a stones throw away from me.

m tired of the people here, the heat, the Hurricanes, the HOA's, the property taxes, the small homes....grrrrrrr...now you got me started. LOL

I really can't help you then, LOL! Try Raleigh before Charlotte if you think Coral Springs has a lot of crime. Cary, NC outside of Raleigh is always ranked among the top 10 safest, #4 I believe where Coral Springs was #10. The two cities tied for thier size range. Not much relief on the HOA part though (Cary). If you all around hate this place, honestly it's a big country to explore and you have a lot of options and a diversity in lifestyles around this beautiful nation. Ideally, you should cite some characteristics you are looking for, weigh out what you want and need for yourself, and don't fall for the "next big thing" trap like so many people did with Florida, regardless of whether it is right or wrong for them.

If you want low (all around, not just property) taxes and rural lifestyle, a moderator around here should come out with a great recommendation.
