Hi,

I am buying a house in miramar, Florida which doesn't come with shutter panels. Its a foreclosure. There are shutter tracks around the windows. I am wondering should I buy basic shutter panels before the wind mitigation inspection and before closing OR should I just have the wind mitigation inspection without the shutters, close on the house and then purchase shutters and redo the wind mitigation to obtain the credits.

I dont want to purchase the shutters and be stuck with them in case we don't end up getting the mortgage.

I would buy after closing and get mitigation done again.

I agree with BNBR, but also keep in mind that if you buy "basic" shutter panels that are not approved by Broward or Dade county, you'll be just wasting your money.

I also agree that you purchase after closing. It gives you more time to get what you want and you know your spending the money on your home.

Many inspectors will give you a big discount on the second review since they already have the majority of the report. Your insurance company should give you a partial refund and you should update your lender to bring down your monthly escrow payment a bit.

those shutters will carry a lot of weight on how high your insurance bill will be.
