Hello,

Was wondering if anyone here on the forum knows of a Condo/co-op building database for South Florida that you could search on criteria such as: Ocean front, age range of building, etc.

Also on a selected property, how to determine the finances of the building management and to try to understand if the building is struggling to keep up with maintenance fees etc.

The building finances/bylaws/governance docs are normally available upon request from the specific building's HOA board / management company, often you have to pay to get a copy. I am afraid there is no public database that would provide you such information.

All the other criteria you want to search for - look on Realtor.com.

Or find a realtor who could search the MLS for you.

Also banks have a way to investigate a building's (or HOA's) finances or any pending litigations. But you have to be under contract and applying for a mortgage in order for a bank to start doing this.
