Good evening guys, me and wife will be relocating to Florida by March 1st for a job in downtown Ft. Lauderdale/Las Olas area and would like recommendations for apartments to rent.

Main requirements:
1. Safe area and quiet building
2. At least 1 bedroom
3. Within a 10 mile radius of the Las Olas area (preferable no more than 5 miles)
4. I don't want to be in the flight path of planes from FLL (noise)

My budget is $1,300. Although I could pay more, I don't want to because, if all goes well, I intend to purchase a house within two years plus my moving expenses are high. Are my budget and requirements reasonable and attainable?

Also, since I'm not familiar with renting in FL, my research has been shown that the tenant generally pays for garbage, water, sewer and electricity. How much should I budget monthly for these costs and how common is it to find apartments that include some of these utilities already included in rent? Is having central air a must?

In addition, I will be paying a moving company to drive down my belongings from NY and I hope to find an apt/condo that would be flexible and accommodating to the moving company.

Since this is a new job and I'm from out of state, I assume that along with the application package and security deposit I would need to show a job letter with proof of income. What else would be required?

Dunno, $1,300 seems kind of low if you want to find at least 1BR in a safe area.

Additional water-serwer-electricity-garbage will probably be close to $200. Some landlords cover this, some don't, it really depend on each individual situation.

Be prepared to show a credit report (not just a credit score, but a full report) and submit yourself to a background screening check (could be $100 per person), and a 2-3 week wait for HOA approval. And most places require 1st month, last month, and a security deposit.

OK, thanks. I will definitely up the budget then. I was considering Port Royale but said no at first because I wanted something closer but will reconsider.

Location wise it is fine, it will take you up to 30 min in traffic to get to Las Olas.

Prices also seem to be in line with your budget.

But Google reviews are kind of sad.

If you up the budget a bit, you could get a place at Berkshire Lauderdale by the Sea, which is in the same vicinity, but more modern and is getting higher reviews. I looked there a couple of years ago and liked it a lot, but ultimately went with the Manor at Flagler Village.

The reason why I don't want to up the budget past $1,500 is because I took a pay cut (salary will decrease to $65,000) to make this move and my wife hasn't line up a job yet. We do have modest savings (over $100,000) but I do not want to deplete it on paying rent because our intention is to have a decent down payment to purchase something within 2 years.

Will it be difficult for someone from out of state to rent? I have a signed offer letter with my salary and my employer's name. Will this suffice as proof of income?

With private landlords, be prepared to show your credit report.

Rental communities also do a credit check. BTW With rental communities you often don't have to pay two months up front (first+last).

Bring your bank statements and pay stubs for last 2-3 months.

This place is a bit far, but people do commute from there to Fort Lauderdale, plus it is in Parkland (as safe as it gets). I have a friend who lives there and likes it.

Looking online on Realtor.com for 33301 in your price range I see that there is one unit for rent at Pine Crest Village for $1500, that is a few of blocks off Las Olas and a fairly quiet area and many others places in your price range that you might wish to check out.
