Traffic seems a lot better in Weston, also close to 595, I75 and the Sawgrass for easy commuting.

Now, Lennar are also building new community townhomes in Davie, Miramar, and Hollywood (may be a different company) , at prices within my budget, however, they all fall under a school district with low rating schools.

I just found a community being built called “Chapel Grove” townhomes in Pembroke Pines (west) in the 350-450k range for 3 and/or 4 bedroom 2 and 3 story townhomes, within a good school district! Everything seems great - price, school district, and new. My concern however is Pembroke Pines. Its no Weston obviously, and I have heard from other people that the neighborhood is a not so great.

So now Im trying to decide between Chapel Grove in Pembroke or buying an older home in Weston.

What are people’s thoughts on this?

Buy an older home in Weston. It is a more desirable area.

Agreed, go with a resale in the area and school district you want to be. New construction is typically not going to be your best value.

Another vote for Weston. Great commute to almost anywhere. Naples takes about an hour and a half.

Location, location, location. Weston. I believe as long as home built after 2007...or maybe it's 2005, you'll get discount on insurance. Even bigger discount if all openings are protected. Check with an insurance agent.

Kind of funny, the comment about dining. When we lived near Sawgrass, we would go to Weston for dining. Weston has some of the best restaurants in the area - unless you prefer the larger corporate establishments which are all over the mall.
