Also, I know from friends the public schools on Miami Beach are pretty decent. North beach elementary is an A school. Nautilus and Miami Beach High are good as long as your kids are in the honors and college tracks. They have a Cambridge academy track, AP classes. The kids can do really really well and get into some great colleges if they apply themselves.

There's also Pinecrest in southern Miami dade that is also a very nice area. But then you are getting into a rougher commute again.

Pinecrest has an awful commute as well?

You'd be going up US1. 30 minutes in good times, 1 hour+ gridlocked. Better than Weston but not as good as coral gables, Miami Beach, etc.

do you know if the HOT lanes help with traffic? I know they are expending upwards with the HOT lanes as well.


The more I look, the more signs points me to Weston or Cooper City. Commuting will be rough but I will have to deal with it. Those 2 areas check all my boxes but commute.

You really can't make a monumental decision like this online. You need to do the commute yourself and see what your pain tolerance is during rush hour.

But as I said and others say, if you can find a place closer to work, then DO IT. The quality of your life will dramatically improve with a less stressful commute.

I agree, I am not making my decision online. Just jotting down notes so when I go visit I can go look around informed. Before I can get there, trying to get as much info as I can ahead of time.

I looked at Coral Gables but it looks like the Real Estate there is just out of my price range for what I want to spend. Pinecrest looks like the spot for me, but that appears to be a long commute as well.

Key Biscayne I will investigate.

Pinecrest might work if you can avoid rush hour. US1 is just very congested. You could take 826/836 as an alternate route but that has its own issues. I'd still do Pinecrest over Weston. But drive both when you get down there and see.
