What are the real geographic dividing lines for neighbourhood quality in south Broward?

I am defining south Broward as south of 595 and Alligator Alley. I have seen Pines and Miramar divided at University. I disagree, as that leaves basically just a rump as East Pines and also ignores that East Miramar extends farther west than East Pines. To me the dividing line is the power lines that cut from Palm Avenue in Pines and travel SW across Pines and Miramar. (You can see this line on satellite view of any map.) That is the division, south of Sheridan, for what is the eastern less desirable area. North of Sheridan, the division is simply Palm Ave.

On the other hand, 75 is the division for where Central South Broward begins and the more affluent western neighbourhoods begin.

What are your thoughts?

I tend to agree. My definitions:


South Broward: Dade County Line to I-595 (I-75 west of I-595/I-75/SR 869 junction)
Central Broward: I-595 to Atlantic Blvd
North Broward: Atlantic Blvd to Hillsborough Canal (border between Broward and Palm Beach counties)

And neighborhood 'quality' tends to be higher east of the Florida East Coast rail lines, especially for Central Broward.

I guess in keeping with the old cliche - 'other side of the tracks'.
